Due to St. Augustine’s popularity and our size, we recommend reservations well in advance. A deposit of one night’s tariff is required to guarantee a reservation. Cash, personal checks, major credit cards* and bank debit (ATM) cards are accepted.

The Kenwood Inn is a unique property where every guest reservation is both important and special to us. We recognize plans may change and because we are a small bed and breakfast, it is necessary to have a cancellation policy which is very similar to comparable lodging facilities. It is our intent to be fair to our guests but also to act in a businesslike manner.
Please call at least 7-days (14-days during holiday periods or when 3 or more rooms or 4 or more nights are reserved) prior to arrival to cancel your reservation for refund of deposit, less $50 cancellation fee. In the event that you must cancel with less notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund may be made. Cancellations via email are not accepted. $50 cancellation fee will be applied as credit towards a future reservation of equal value. Valid for one year.
We request a 2-night stay on weekends and a 3-nights stay on some holiday periods and weekends. Please call if you need an exception to this policy. By reserving with us, you consent to these policies.
Rates are based on single or double occupancy and include a full multi-course breakfast, evening wine social, all-day beverages, off-street parking, WiFi throughout the inn, and use of Inn’s bicycles.
Please add $35 per night plus tax for each additional guest (children under 12 – $20 per night) sharing the same room. All holidays including Valentine’s Day, Thanksgiving and the week from Christmas until New Year’s are holiday rates.
Rates are plus 6% Florida and 4% St. Johns county taxes.
Corporate, government, military, law enforcement, fire fighters, AARP, AAA, and Flagler College discounts may be available midweek and off-season. Discounts apply to specific rooms.
Check-in and Check-out
Please arrive at anytime you like to enjoy our beautiful city. We promise you your room will be available by 3:00pm. Check-out time is 11:00am, however, we’d be happy to store your luggage while you continue to experience St. Augustine. Just let us know if you’re arriving after 8:00pm.
Children over 8 are welcome. Children are counted as an additional guest regardless of their age. Because we love kids, some age exceptions may apply. Please call. Additional cost for children over 12 years are $35 per night plus tax. Children under 12 years are $20 per night plus tax.
Gift Certificates and Room Gifts
A perfect gift for your friends, co-workers and family is a stay at The Kenwood Inn. We can issue an attractive certificate for any amount or for any length of stay. We’ll mail or email it with our brochure and gift note to your recipient.
If it’s a special occasion or celebration, we can arrange to have a gift waiting in the room when you or your guests arrive for their stay at The Kenwood Inn. We will be happy to arrange for flowers, wine, champagne, chocolate-covered strawberries, in-room masseuses and more. Please call to discuss the various options.
Certificates from Bedandbreakfast.com, Florida Bed and Breakfasts, SmartBox, etc. are welcomed. Please advise us at time of reservation that you will be using these certificates. These certificates cannot be used with promotional rates, special certificates, or discounts.
When you arrive, please pull into our loading zone immediately in front of the inn. We’ll assist you in unloading your vehicle and direct you to our convenient off-street parking lot around the corner. A parking permit will be provided for your dashboard.
Parking is at a premium in historic downtown St. Augustine. Once you park you car, you shouldn’t need to use it again as all of the sites and points of interest are within walking distance. We include parking for one vehicle per unit. Please call if you need additional parking and we will provide alternative options and recommendations.
Smoking/Damage to Property
Due to the historic designation of the Kenwood Inn and for the comfort and safety of our guests, smoking is not permitted anywhere within the inn or on the balconies and porches. The north side of the courtyard is the only designated area for smoking.
A minimum of $250 cleaning surcharge and all costs relating to the loss of revenue while the room is not available for rent will apply if evidence of smoking in the room. You will be asked to vacate your room immediately without refund.
We recognize sometimes accidents are unavoidable and damage might incur. Any costs relating to cleaning, repair, or replacement of damaged items (including pet damage) is the responsibility of the guest. You will be billed all costs relating to damages as well as the loss of revenue while the room is not available for rent. Unfortunately, as a small business, we cannot absorb these expenses.
Service Animals and Pets
Service animals are welcomed and accepted as required by law.
We have a few dog-friendly rooms, please call for availability. There is a one-time pet cleaning fee of $30. Due to insurance and Florida health code regulations, non-service dogs are restricted to the guestroom and must be crated while in the room. Dogs are not permitted on the furniture or in the beds.
There are wonderful pet lodges and kennels in the area. Please call for recommendations.
